Ketujuh Square (K7) – Shah Alam’s Next Commercial Hub

A Progressive Commercial Hub Rises in Shah Alam

At Thorpe Nahar, we build with intent — shaping spaces that respond to how people live, work and invest today. Our flagship, Ketujuh Square (K7), reflects this philosophy.
Located in Section 7, Shah Alam along Persiaran Kayangan, K7 is conceived as a progressive commercial hub — bringing together businesses and community within a single, integrated environment. Currently under construction and slated for completion in 2028, K7 is positioned to meet the demands of a fast-evolving urban population.

A Mature Area with Untapped Commercial Potential

Set within a 40-year-old established township, Section 7 benefits from a strong residential base with a continuous influx of students, professionals and daily visitors. Despite this, the area remains largely dominated by fragmented shop lot developments, lacking a centralised, experience-driven destination. K7 addresses this gap by introducing a cohesive, high-performance commercial hub designed to serve both the existing community and the wider surrounding catchment.

Anchored in a Strategic & Accessible Location

Excellent Connectivity

A Commercial Model Built for Performance

K7 is not designed as a conventional mall. It is structured as a revenue-generating ecosystem, where each component plays a role in driving footfall, activity and long-term value. This includes:

  • Daily traffic drivers
  • Integrated commercial offerings
  • Shared business and lifestyle infrastructure

At the core of this approach is the ‘Smart-Zeroisation’ Model, where internally generated revenue supports building maintenance, reducing the financial burden on owners while preserving asset value over time.

Shop Units with Built-In Demand

Core Drivers

The initial phase of K7 is centred on Market Hall and High Street shop units, targeting investors seeking strong rental potential and consistent footfall.

Market Hall

A modern, spacious, air-conditioned reinterpretation of the traditional morning market, designed to generate daily, recurring traffic. Featuring 55 curated kiosks offering fresh produce, gourmet selections and artisanal goods direct from independent grocers with a price bid advantage – Market Hall acts as a key footfall anchor. Kiosks are curated to ensure quality and sustained activity, directly benefiting the surrounding 32 shop units (2.5 storey layout).

High Street

A pedestrian-first retail promenade spanning 48 units with 2.5-storey layout designed to maximise visibility, movement and dwell time. With its safe and spacious design, car-free, 9-metre-wide walkpath, green features and strong connectivity – High Street enhances shop performance by encouraging continuous foot traffic and engagement.

A Complete Commercial Ecosystem

Beyond its core shop offering, K7 integrates a series of facilities and activity drivers designed to support sustained footfall, operational efficiency and long-term value.

Facilities
  • Automated Parking (AGV)
A high-efficiency, dual-core tech system enhancing accessibility, seamless arrival and departure
  • Premium Departure Lounge
A dedicated waiting space offering comfort and convenience during vehicle retrieval
  • Modern Surau
A spacious and aesthetically designed prayer room for daily convenience

Activity Drivers | (Concept Floors)
  • Personal Wellness
Supporting health, lifestyle and repeat visitation
  • Education & Enrichment
Generating consistent weekday and weekend traffic

2.5 Storey Shop Units

Designed for Efficiency and Longevity

K7 incorporates Building Information Modelling (BIM), Lean Management and Crime Prevention Through Environmental Design (CPTED) principles, ensuring operational efficiency, safety and long-term sustainability. Every aspect of the development is planned to optimise performance — from construction to day-to-day operations.

A Strategic Entry into a High-Growth Asset

With offerings focused on high-demand commercial units, K7 presents a timely opportunity to secure a position within a structured, income-driven ecosystem from the ground up. As the development progresses towards completion in 2030, early participation allows investors/buyers to benefit from both capital appreciation and rental growth potential.
