Ketujuh Square (K7) – A Progressive Commercial Epicentre Rising in Shah Alam

At Thorpe Nahar, we believe in building the future — not simply structures. With a sharp eye on transformation and innovation, we develop bold, high-growth real estate ventures in emerging and high-potential markets. Our latest flagship project, Ketujuh Square (K7), embodies this mission.

Strategically located in Section 7, Shah Alam, K7 is designed as Malaysia’s first progressive commercial hub — a mixed-use ecosystem where enterprise, wellness, learning and lifestyle intersect to redefine urban living and working. Currently under construction, K7 is slated for full completion in 2028, with its blueprint already generating anticipation among investors, entrepreneurs, and urban visionaries alike.

“We wanted to create something Malaysia hasn’t seen before
a vertical commercial precinct that’s human-first,
high-performing and grounded in urban intelligence.”

— Founders of Thorpe Nahar

Key Features of K7: A Vertical Commercial Centre for Tomorrow’s Urbanites

K7’s structure unfolds in 7 distinct experiences, each designed to enhance flow, convenience, wellness & opportunity — all within a single commercial ecosystem.

Automated Parking (AP)

The introduction of the Automated Parking (AP) redefines convenience and sophistication as Malaysia’s first dual-core, palletless automated parking system. Designed to eliminate parking woes, bottlenecks and reduce maintenance, this advanced system features 890 spacious parking bays across 5 levels, supported by EV charging stations, four lifts above and below, and an intelligent system that transfers vehicles directly to concrete slabs — enabling seamless, manless entry and retrieval in under 3 minutes.

Engineered for the modern urban experience, the AP is also equipped with 24/7 surveillance and advanced security features, ensuring the safety of vehicles, valuables and patrons of all ages to genders. Adding to the elevated experience is the Valet Service and a Premium Waiting Hall, complete with refreshment kiosks and comfortable seating, where patrons can relax while their vehicle is being retrieved. This carefully orchestrated arrival zone reflects K7’s future-forward, user-first philosophy, combining automation, comfort, and peace of mind in one refined interface.

The Market Hall

At the ground level of K7, the Market Hall presents Malaysia’s first-of-its-kind morning market experience — thoughtfully designed to deliver the vibrancy of a traditional market without the discomfort. Featuring 55 fully air-conditioned kiosks, this curated space merges local authenticity with gourmet appeal, offering everything from fresh seafood and daily essentials to premium goods and imported delicacies in a comfortable setting.

At its core, the Market Hall is a curated retail experience designed to support independent vendors and local artisans.  It fosters vibrancy while staying true to its urban community DNA.

Adding to the uniqueness is the dining-above-the-kiosk experience, where select vendors offer patrons European-style seating to enjoy freshly prepared meals. A built-in bidding system further empowers vendors, ensures fair pricing and enhances product diversity. Seamlessly linked, the Market Hall forms part of a broader integrated lifestyle destination — ideal for grocery runs, casual bites and relaxed gatherings with family and friends.

Personnel Wellness Floor

The Personnel Wellness Floor at K7 embodies a human-first vision, offering a purpose-built sanctuary designed for rest, recovery, and lifestyle wellbeing. This floor feature is ideal for spa, physiotherapy, grooming, aesthetic clinic and holistic wellness concepts — suited to boutique entrepreneurs and established brands alike.

It is suited for a curated tenant mix ranging from boutique gyms and pilates studios to wellness cafés and co-wellness lounges. Strategically placed to ensure accessibility and privacy, it encourages both intentional visits and recurring footfall.

As a next-generation wellness hub, this floor aligns with evolving lifestyle demands and ESG-focused commercial strategies, making it a compelling asset within K7’s integrated urban ecosystem.

High Street

A defining feature of K7, the pedestrian-friendly High Street is more than a retail strip — it’s a curated, walkable lifestyle promenade where commerce, culture and community converge. Spanning 78 highly visible retail units across 2.5 levels, this spacious 9-meter-wide, pedestrian-only boulevard draws inspiration from Europe’s iconic high streets, offering a biophilic, car-free environment lined with planted edges, semi-covered walkways, alfresco cafés and leisure corners.

The architecture embraces high ceilings with canopy roofing and passive ventilation, allowing natural light and airflow while ensuring all-weather walkability. Designed to encourage footfall, linger time, and discovery – High Street promotes seamless cross-access between stores, supporting flagship retail, boutique concepts, pop-ups and social spaces.

It’s also a hub for community engagement, featuring open-air performances, weekend markets and seasonal events, attracting residents, professionals, tourists and patrons. With smart security systems in place – K7 enables a safer and inviting atmosphere.

Education & Enrichment Hub

Catering to the knowledge economy, the Education & Enrichment Floor at K7 is a purpose-built environment dedicated to learning, child development and community engagement. Designed to go beyond tuition hubs, this floor supports the mind-body-social growth of children and youth through a curated mix of academies, enrichment centres, creative studios and skill-based programmes.

Units are custom-designed with adaptable layouts, and flexible halls — ideal for Montessori schools, STEM labs, music and dance academies and more. A warm, child-friendly environment with secure access points, ensure safe and seamless navigation for both children and parents.

This floor amplifies K7’s live-learn-play model, generating consistent weekday and weekend footfall and reinforcing the development’s role as a vibrant, family-friendly destination rooted in learning and growth.

Lifestyle Suites

Spanning three connected levels, the Lifestyle Suites form the commercial core of K7 — suited for business or personal use. With 224 scalable units ranging from 593 to 3,010 sq. ft., these 1.5-storey spaces offer flexibility for a wide range of formats – ideal for co-working hubs, boutique firms and digital startups.

Each suite is thoughtfully designed to balance focus and collaboration. Integrated into a larger ecosystem that includes wellness, education and dining, the Lifestyle Suites enable true work-life synergy – with access to cafés, enrichment centres and personal services just steps away.

Anchoring the experience are two halls, fully equipped with business facilities for corporate presentations, networking events, high-level meetings and complemented by kids area for busy parents. Positioned at the intersection of productivity and lifestyle, these suites are a future-forward solution for those seeking more than just an office — they offer a workplace reimagined as a vibrant, urban destination.

Rooftop Sports & Recreation Deck

Perched at the pinnacle of K7, the rooftop is turned into a Sports & Recreation zone where it serves far more than just fitness. This vibrant wellness destination features multi-use courts, pickle to paddle ball courts, indoor cycling zones, a new-age gym, cold plunge pools and a stunning infinity pool to others — all set against panoramic views of Shah Alam.

Designed to foster balance, movement and community connection – it creates an energising yet restorative environment. Exclusive via private access for K7 tenants, the rooftop centre provides an elevated and secure space to recharge, reconnect and experience holistic well-being.

Built for Efficiency: BIM, Lean Management, CPTED & Sustainability

K7 is designed with Building Information Modelling (BIM) at its core — ensuring efficiency from concept to operations. Coupled with Lean Management principles, the development is optimised for maintenance, energy usage, and long-term cost-efficiency.
